You can browse properties on micasas.com by using the search bar on our homepage or property listings page. Filter by location (e.g., Tamarindo, San José), price, or property type to find homes, condos, or land. No account is needed to view listings syndicated from our agents’ MLS data.
No signup is required to contact an agent. Visit our Find an Agent page, browse profiles by area (e.g., Jacó, Escazú), and use the provided contact details or our support page’s live chat to connect with independent agents or brokerage professionals using MICASAS. However you can create a free profile to save your favorite listings and save your search criteria so that you can be notified anytime a new listing is uploaded that fits your criteria. 
Our listings are managed by independent agents and brokerages, who update property details, photos, and availability through our MLS platform. While we strive for accuracy, contact the listing agent directly to verify details, as syndicated data may vary on third-party platforms like Point2Agent.
We safeguard your data with HTTPS encryption and secure practices, as outlined in our Privacy Policy. General users’ browsing data (e.g., IP address) is anonymized, and we don’t collect personal information unless you contact an agent or use our live chat. 
MICASAS offers agent tiers (Standard: $25/month, 10 listings; Plus: $45/month, 50 listings, 5 featured; Premium: $80/month, unlimited listings, 10 featured) and brokerage tiers (Standard Agency: $150/month, 100 listings; Plus Agency: $300/month, 300 listings; Premium Agency: $600/month, unlimited listings). Choose a plan in your dashboard based on listing volume.
Our platform uses Listhub to syndicate your listings to sites like Point2Agent, boosting global exposure. IDX feeds also deliver listings to your website, depending on your tier. Enable syndication in your dashboard, and MICASAS handles distribution, subject to third-party terms.
Manage your subscription (e.g., upgrade from Standard to Premium) in your user dashboard. Pay via PayPal with monthly billing. To cancel, use your PayPal account; no refunds are issued for partial months, and your account reverts to Free Membership at the billing cycle’s end.
We provide email support at [email protected] and live chat via our support page for account setup, listing management, or syndication issues. Premium and Premium Agency tiers include advanced analytics and dedicated account assistance to optimize your listings.
